Determine your asking price

A lot of experience and market knowledge goes into determining your listing (“Asking”) price, although in the end it is your final decision: 

  • Your Listing Partner performs market research on similar homes currently for sale and recently sold in your area and presents the results to you. 
  • You receive an expert opinion for your listing price strategy, which is often a suggested range, as well as a detailed explanation about what each strategy means to you and your likely final results.  
  • Tip:  It is statistically proven that the closer you stay to the recommended asking price or range, the more money you’ll get. Multiple offers on your home will drive the price higher,  and sell it faster! The longer it stays on the market the less money you’ll get.

Showing your home

Showing your home can be simple when you have a plan in place. Your Listing Partner will help you choose the times that work best for your schedule, and a secure lockbox can be added so other agents can tour the home only when you are away. You stay in complete control through the ShowingTime app, where you can accept or decline requests with a tap. After each showing, our feedback system delivers clear, timely updates so you always know how buyers and their agents responded to your home.

Offers and negotiating

Your Listing Partner will coordinate this entire stage, working closely with you and the buyer’s agent to keep everything moving smoothly. Because we market your home aggressively, it is common to receive multiple offers at once. You may choose to counter an offer with adjustments to price, closing date, possession period, or other terms. Your agent will guide you through each option and help you shape a smart counter-offer strategy that maximizes your final outcome.

Offer & Close

Great news. You have accepted an offer, and now we guide you toward the closing table.

The closing process typically takes 30 to 40 days. During this time, our Closing Coordinator manages every detail to keep your file accurate and on track.

The buyer will usually order a full home inspection, and depending on the property, there may also be well or septic inspections. The title company conducts a title search to confirm a clean, transferable title, and if the buyer is financing the purchase, an appraisal is required to verify the home’s value.

While the buyer moves through loan approval and underwriting, you can begin preparing for your move.

On closing day you will sign the final documents, including the warranty deed, and then receive your proceeds either by check or wire—whichever you prefer.
